Section 8 Housing Choice Voucher Program
The Area Housing Authority of the County of Ventura administers the Section 8 Housing Choice Voucher Program on behalf of the U.S. Department of Housing and Urban Development. Section 8 requires a low-income renter to pay up to 40% of their gross monthly income towards rent and picks up the balance on the renter’s behalf, up to published payment standards. Applications for this program are accepted by invitation only. Further questions about Section 8 should be directed to the Area Housing Authority at (805) 480-9991, or toll-free at (800) 800-2123. Senior Rent Subsidy Program
This program provides assistance to low-income seniors who are either currently on the Section 8 waiting list or are otherwise eligible for Section 8 if the waiting list is closed. The Program operates in a similar manner to the Section 8 program. The City has the ability to assist up to 41 households on a monthly basis and is currently taking applications. Mobile Home Rent Subsidy Program for Seniors
This program offers space rent subsidies for very low- and low-income seniors living in one of five major mobile home parks in the City (Susana Woods, Trade Winds, Friendly Village, Simi Country, and the Crest). The subsidy assists residents with up to 75% of their noticed space rent increases after verification that the senior household is paying more than 30% of their adjusted monthly income towards housing expenses and that they are not currently under a long-term lease. Eviction Prevention Assistance Program
This program provides up to a $1,200 grant to assist with either rent or mortgage for low-income Simi Valley residents who are behind on rent (or mortgage) due to unforeseen circumstances and are in the process of being evicted or foreclosed upon because of non-payment. In order to qualify for assistance, applicants must provide proof of completion of a financial literacy program. Room rental situations may require physical inspection of the premises prior to assistance. Those who qualify for assistance will need to demonstrate they have the ability to pay future rent or mortgage payments on their own. Those taking advantage of this program or the Security Deposit Assistance Program may only do so twice in a lifetime.

Security Deposit Assistance Program
This program will assist up to two-thirds of the required security deposit, up to a maximum of a $1,200 grant, for all qualified very low-income families seeking to secure a rental unit in Simi Valley. Those who are not current residents of Simi Valley will not qualify for this assistance. Qualified applicants must successfully complete a financial literacy program and put up the remaining third of the security deposit on their own. Room rental situations may require physical inspection of the premises prior to assistance. Those taking advantage of this program or the Eviction Prevention Assistance Program may only do so twice in a lifetime.
